All municipalities in B.C have gone through an extensive rezoning process as mandated by the provincial government. The result of this rezoning is that most residential lots can have 3-4 units constructed on them without a rezoning application. Properties that are located in central areas served by frequent transit options can have up to 6-8 units constructed on them. Deciding the best use and layout for each property takes careful consideration and experience to optimize the potential value and end use.

Most municipalities are in favour of these subdivisions as they are looking to increase their housing supply; the real key in getting the most value out of this process is to assess the best use of the property and what type of building lots are in demand for housing in the local area.

It’s possible that many homeowners don’t have this information available to them. This could limit the uses of the new lots if they are applying for zoning that is not favourable to builders, or agreeing to conditions or setbacks that restrict the end use and ultimate value of the land.

Small scale multi unit development

With the implementation of Bill 44 in British Columbia the possibility of designing and building townhouse projects on regular residential lots without an extensive rezoning process has become a reality. Property owners can add on to their existing homes, add new buildings on their lots and keep the current structures intact, or remove outdated buildings and construct new multi unit projects as long as they conform to the revised zoning requirements for each municipality. For houses that have reached the end of their useful lives and will become an ongoing maintenance problem, removing them and building new townhouse units for sale or rental income is now a realistic option.

We work with property owners to design and build new multi unit projects which they can bring to the market for sale or rental, or Harbour Oak Homes can even purchase their property directly and carry out the project ourselves.

Harbour Oak Homes specializes in designing and building quiet, comfortable townhouses using ICF construction methods. Insulated concrete forming allows us to build homes with increased structural strength, reduced sound transfer, better thermal retention & longer life spans.
The first step is to book an initial consultation and walk us through the the ultimate goal you would like to achieve with your property. From there we can generate a rough budget and prepare some preliminary plans for your review. If the rough budget and initial plans look good to you then we can work through the best way to structure a deal to have Harbour Oak Homes design and build new townhouses for you to maximise your property value.

We can provide you with a ‘fixed price’ estimate for any design and/or construction work desired or we can do the work on a ‘cost plus’ basis for the rate structure noted below.

Total construction costs under $500,000 = cost plus 15%
Total construction costs under $900,000 = cost plus 12.5%
Total construction costs over $900,000 = cost plus 10%

Cost Plus Construction RATES

A ‘fixed price’ contract will provide an exact dollar amount for the work to be completed as per plans but does not allow for any extra work requested during construction or for any hidden issues with houses or properties that may be uncovered along the way. A ‘cost plus’ contract allows for my flexibility of design and building materials during construction and the ability to deal with unforeseen issues more easily. We typically find that a ‘cost plus’ style contract works better for any work involving existing structures as there will usually be some issues encountered during construction.
