Housing is in high demand in most communities on Vancouver Island. Consequently, many homeowners with large properties are considering subdividing their land to pull out some of the dormant value. Most municipalities are in favour of these subdivisions as they are looking to increase their housing supply; the real key in getting the most value out of this process is to assess the best use of the property and what type of building lots are in demand for housing in the local area. 

It’s possible that many homeowners don’t have this information available to them. This could limit the uses of the new lots if they are applying for zoning that is not favourable to builders, or agreeing to conditions or setbacks that restrict the end use and ultimate value of the land.
